It seems like many of the tools do a few things well and I’m sure some integrate better than others.

Not impossible, but tough.You also want to be someone with the highest integrity that will not ruin a seller's credit if your deal doesn't go as planned. 

Buildium has a lot more integrations with other services than Doorloop, but I found Doorloop to be a breeze and customer service to be exceptional.

I love my Honeywell 9000 thermostats and ring cameras.I don't pay for any 3rd party software.Vrbo and Airbnb integrate with each other and send all the messages I need.I track my entire rental portfolio in Excel.

I haven't seen guests look at houses because of lanai screen (I'm assuming when you say lanai you mean the screen and not the integrity of the lanai itself) but because of the outdoor area including pool - assuming you still have these?  

I integrated with Ownerrez and now I process all payments outside of VRBO.

The second thing happening is that every condo in the state of Florida needs to have an engineer come out and inspect for structural integrity.
