Regardless of whether it is a simple code violation, damage etc. you are not to lift a finger to improve or repair a HUD house until you own it and your name is on the title.I got permission from the HUD Field Manager in my area to turn on the utilities on a HUD home I was working on that I had under contract.

I can cancel the listing B to C) and release the option (A to B) where I could just relist the property with the agent that brought me the deal , and sell it under a traditional listing and cross our fingers that we get 3/4 of our listing office commission.

You don't need 100% coverage: Just like tapping an empty can, you can get the same attenuation by holding with two fingers as you do with your whole hand wrapped around.As to the doors, we'll wait and see after the approach above.If someone wants more details on the assemblies, etc, PM or encourage me to add more here :)
