I am a cash buyer, so I have very low holding costs, and I manage the rehab myself and do a bunch of the work (trim, paint, tile, cabinet install, appliances, bathroom fixtures, replacement windows, etc...) myself, so I am saving the GC costs there as well and STILL cant hit a deal!

I ended up gutting all the plaster from 3 floors, new insulation, new wiring, new plumbing, new windows, all new siding, gutters, downspouts, soffit, fascia, trim, new kitchen, new bath and all new flooring.

Also, wind-driven rain is pushed through the gaps causing moisture to penetrate "the envelope".McVey offers a "lifetime" warranty, but I still have to pay for the labor to pull the oak interior trim, exterior trim, cut the calking out, pull the nails, drop the old window out and put the replacement in, and trim everything back up.

Here I used ceramic on the walls, real marble mosiac pattern on top and on the floor, and real marble cap pieces/trim.

On the property I am showing now, I would actually more readily accept pets since the condition isn't so great, especially flooring and trim compared to the other properties I have.

The second bedroom of the house seems to be able to get away with it as they removed the closet door but trimmed with crown molding.
