I guess my point is current trend is not the forever trend, and while in a strong economy the HOA is strong, what would happen in a weak economy when 1/3 of the owners can no longer pay the dues (the dues will increase as I have seen in several different communities we own in during 2010).

The new holder of the option can then notify the property owner of their intention to execute the option.This second "consideration" (payment) for selling the option avoids using phrases like "assignment fee" or "assignment commission" associated with wholesaling purchase contracts that tend to make it appear that the wholesaler is brokering without a license.It is my contention that the proper tool (option agreement) can go a long way towards helping you "to do things the legal and ethical way."

@Emily TaylorWe put a "secret phrase" in our house rules on the short-term rental platforms that guests need to provide when they book.If they instant book and don't provide it, we message them and ask them to provide the phrase.After the phrase is provided, we use Docusign to send them a rental agreement to eSign.We've had a few guests say something along the lines that they were not comfortable signing our rental agreement, and we simply did not rent to them.

@Craig MartinI wouldn’t phrase it as “too low”, because some offers that seem too low, I.e. get no response initially, end up being accepted or negotiated sometime down the line.I guess there’s no percentage number or formula, it all depends on the specifics of each deal.
