I will be hiring out the installation of new electrical panels and water meters.Any thoughts?

For me, cost seg is the practice of pulling the personalty out of the purchase price - perfectly legal, becuase Im not doing the more complicated things of a comm'l study - such as how many feet of wire that run from the fixture to the panel are included in the 5 year property.

We put in a tankless H20 heater and upgraded to a 200amp panel out of necessity. 

Plus solar panels all over the place and wind mills.

You should have gone up at least one panel length (4 feet ) up on the wall.

for gut rehabs, including plans and permits for moving interior walls to reconfigure floor plans, bringing everything up to code, rewiring and piping as needed, new panels, etc.  

The walls are a similar story but since the drywall (not mold/mildew resistant) from a previous remodel was jenky, they just paneled right over it.

I tear a tab off the box with brand and model number and tacking it/hiding it behind access panels/under sink tacked up. 

Doing 3 coats on 6 panel doors and louvered doors is time consuming.

When he applied for permit to separate electric panel, the city said it is a single family and gave him violation for the non-conforming unit.
