Need to stay away from valuation considerations of the building with a lease and the value of a lease in lease financing, which is an entirely different jungle than what real estate brokers and most appraisers walk through.The risk with Walgreen's is rather low, depending on the maker being the corporate side or a franchisee operation, that will mean a lower cap rate and higher PV.

In CA at least your friend and possibly you could get in a heap of trouble if they aren't an agent or have an ownership interest.I see from your profile that you want to make real estate part of your life long term - correcting all of the above will cost some cash short term, but not correcting the above will be a significant drag on your income long term if anything goes sideways.

The problem with this approach is it wasn't really a big money maker (the summer months are very hard to find tenants), but she had a good full-time job and could afford any small losses.
