This version does not require the use of a consultant, architect, and engineer or as many inspections as the Standard 203k.

I started in Architecture (still my passion) and learned quickly that the Architect was responsible for the entire project but paid the least.

And did you have the plans drawn up by an architect before the land was purchased?

The funds are likely to come from a design build team of architects, engineers, and a construction firm.

On the other hand, with my industry background and having worked with a number of Investor groups that flip, having a strong creative side (and a wife that is an Architect) and a strong eye for detail and will more than likely see things that others might miss.

Or, would that be taking on too much for a 1st project; and wouldn't that include architect plans....etc.Just looking for more insight to get my 1st property under my belt.  1st always the hardest.

I'm in the planning stages with my architect and deciding how big to build, which amenities to add / leave out.I'm hoping to talk with someone who's gone to market, recently sold, etc to get some current market feedback.

You may need a structural engineer or architect to help with the roof design and loads now that you will tear off the entire roof.
