Ask and observe what you can about each.

Hey Anthony,I am in Bellefonte, PA was a real estate agent for like 8 years, now just currently observing the Centre County Market and surrounding areas. 

I'm not an expert, but from my observations/conversations with the electrician, I believe that the issue is that the Romex has been exposed to the elements and has degraded. 

From what I have observed IT folks like RE investing as the numbers make a lot of sense.

But just so you understand the issues in question, in order to enjoy the liability protections that come from having an LLC, you need to observe the appropriate formalities.  

One observation that i did find interesting among SFR buy and holders who are multi-millionaires is that a very small percentage of their networth is allocated to the stock market.

I provide them my insight and observations pro bono because a - they are both tax clients and one of them is a personal friend and b - they are both a source of referrals for me as they will often tell such folks that they must file amended returns to show real income in order to get a loan.  

I've also been eyeing New Jersey (Hunterdon County) and Pennsylvania (Bucks County) as potential long-term living locations for myself and have even been a passive real-estate observer of those areas for a year or so now as part of my research.

I was recently able to observe a flipping transaction from walkthrough to contract which gave me incredible access into the world of flipping properties.

Some initial advice/observations would be:-The cap rates here are on the low side.
