From the buyers end I've observed (or more accurately been told during my own loan experiences) the decision can take minutes or hours up to a few days depending on whether the underwriter is in house or not (or out of the office or has a tummy ache).

That's not necessarily a red flag, but always makes me curious if there is an underlying challenge with the property.In general, I have observed that duplexes in Columbus are selling at 100% of potential monthly rents, so $2000 in total rent would work out to a rough value of $200k.
