I could just try to get the deal locked up for as low as possible or use some guru's template but I don't want to take the risk that the numbers won't work out just to waste my, the seller's, and the buyer's time. 

My thing with the Roofstock process are the inflated prices.

This is a myth.

Solar is cool, solar is sexy, solar gives you independence and enhances both the resale value of your home and cuts the time it takes to sell a home.  

You seriously need to enhance your career first before even touching real estate.

I will be individually metering these ( water) as current tenants when they get pissed just let the water run.. this was also owned my the family that started it.. the lady is elderly and totally burnt out.. by the time I come into the picture its a run down Piece of garbage.. but its got income... 1 house 3 apartments 14 spaces brining in about 5k a month.
