What you need to do to ensure you protect your investment as much as possible is do a thorough tenant screening that involves a credit check, eviction check and criminal background check.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

If the IRS can prove that you did it knowingly, you're looking at a minimum 75% penalty and possibly a referral for criminal investigation.

The reality though is that the criminality is actually very high, including against gringos (foreigners), many of which will be taken advantage of by some locals if given the opportunity.

If the locks are changed and she tries breaking in again, she can be charged with criminal tresspass. 

@Rich Ng  don't see that happening... you would be pretty surprised when you dig into folks backgrounds and that someone who you think is a wiz bang on BP may not be who they even say they are... this guy ran on an Alias and once I figure out his true name I then found the red flags that would have precluded me from doing any business with him in the first place.If I still had my Accurant account I would have run him through the mortgage fraud module and it would have picked him out ... going forward if I bring on someone new its full criminal and credit background checks no exceptions.

CNN lists Duncanville, TX as the #1 most affordable housing market, when in fact, its downtown is a ghost town; and the city is notorious for its criminal infested neighborhoods, not to mention the 30 minute commute it takes to get to the nearest workplace.CNN's reporters seem to be giving out some very misleading information...
