If either of those is false, then you should probably walk.

This is not tier A and completely false advertising.

If/when a claim happens everything will be looked at and if false or misleading statements were made on the application that is grounds for denying the claim.

I think that is a bit harsh.Since the properties that I have encountered a "declined offer" response on have not actually sold, I think your replies are based on a false presumption that there are multiple (or better) offers.
