Somewhere along the line someone's going to have accomplished their goals and retire, decide they're sick of one-off deals and start doing apartment complexes or entire portfolios of retiring REI, get divorced, be sick of making payments and stop expanding while they pay the mortgages off (another great way to bump cashflow without taking on additional tenants that you have to babysit), get fed up with residential loans and start using commercial, get into syndication, decide to diversify and put more in Wall Street, buy furnished rental units in Baja, California, start doing hotels and reality TV and the like and eventually become elected President of the United States, etc etc.

And if audited you will have to affirmatively prove through records you spent the hours required.It doesn't look like the burdens are too onerous, but lots of traps for the unwary.Not a lawyer, accountant, or tax professional and have not played one on TV.

After watching the TV shows on flipping on netflix where they transfer 2bd house to 3 bd to increase its price, or create an attached bathroom for a master bedroom and different kinds of techniques they'll (usually the females) use make the place look spacious & beautiful.

The tenants tend to be stable long-term since they cannot find as good a deal elsewhere.For our Denver properties we have set them up with nicer furnishings than you would for students, but similar services - we pay for internet/TV & utilities then offer the rooms as "all in"  with no squabbling over who pays the bill.
