I realize that people on BP are providing some free advice and the option of finding local mentors helps but that takes a lot of leg work and time and its not there at your finger tips right from the start.I am still thinking about pursueing the Mastery Program.

Your criteria you mentioned are pretty close to what we have been using recently, just trying to keep my finger on the pulse for any changes recently, so obviously appreciate your insight.

The ARV for the building is somewhere between $350,00-$400,000, so I have both fingers crossed this goes through.

Ok so I took to long to "feel good" about a deal when I should have just acted.  A property that I located on Craigslist.org 4 unit rent 2/1 each $625 per with 50% occupancy and a repair cost of about $15k at the low ...

If you just take the time to research your area with properties that are most similar to yours (plus or minus) you will get the best idea of what your occupancy is and your best nightly rate.How would you estimate occupancy by looking at Airbnb.. it seems like to do so you would be putting your finger in the air. 

So a good investment considering I won't be selling it anytime soon.Keep your fingers crossed for me!
