Like @Jeremy Brown mentioned, knowing the ARV and repair costs will let us know if the numbers work, like anything else in life, garbage in, garbage out.First things first, I'd get a second opinion from another realtor and contractor about the sales price, repairs needed, and ARV to make sure the numbers are what you think they are.

Saved $47k buying the LLC vs the commercial building, self-close buys, sell my houses by owner, draft my own finance docs, do my own taxes, swap my own water heaters, etc.Of course I brown bag my lunch, have OTA antenna tv only and borrow seasons of shows and movies from the library.

The 42/Old Stage Rd area over to Clayton, +/- 2 mile swath, along with all the connectors going N/S (like Old Stage, Fanny Brown, Holland Church, Sauls, ... and also Johnson Pond Rd and Lake Wheeler Rd W of 401) will be like Fuquay 8-10 years ago.
