Our selection criteria simply references (among other things) that an applicant may be rejected for any lease violations in their current or past leases. 

That takes the burden off me when I have to reject a potential tenant because then I can say "due to a third-party decision, your application has been denied."

No showings means people look at the listing and reject if from what's there.
