Not sure if it would be adequate to detect things like a broken washing machine hose or not before the place was swamped.

We'd also thought about making a "closet" just big enough for standard (not stackable) machines with bifold doors.

If I had a time machine I definitely would have done things differently when I bought my first in 1998.

They promised to pay the utilities, but not only are refusing to give me a dime, they are installing their own window units, broken washing machines, hanging enormous objects from my 100 year old plasterand running up enormous utility bills.

Dude is aiming for a freaking level 5 smooth finish and what I want is a level 3 rental finish at this point and please use that texture machine that is been sitting there rented in the garage for three weeks now. 

With some good analysis and a little bit of luck, you could take that equity and turn it into best case, a cash flowing, equity building, amortizing property machine, or "worst case" (but still better than your current situation), a property that is cash flow neutral but equity appreciating. 

I enjoy it, slightly, but if you're looking for a hands off ATM machine, I think you'll be disappointed.A good game plan for you would be to pick-up a few rentals, screen and install good tenants and then hand the rent collection and 2am clogged toilets over to a PM.
