i've got $11k in savings (need to replenish due to just bought a OO home w/ 20% down), $30k roth IRA, $5k traditional IRA, $401k 215k, $70k equity in my company. i'm 41 years old. 2 rentals - 1 equity of $21k; other one negative (-) $53k. maybe i should just concentrate right now on getting savings up?

Once you know that your State is OK with you marketing properties that you don't actually own, you would concentrate on finding no-brainer deals that would EASILY sell for multiple thousands of dollars more than your Contract will say.

I think this education will be very valuable.Let me add that I also have followed other landlords who rent more "distressed" property, and I just cannot enter that market.One of the things we concentrate is on marketing after the property is purchased.

@Tim Zajiceki am in contract on a six apt bldg in southern ca but primarily two to three bedroom units.i was warned by a multi family investor to have as less a one bedroom units since the renters keep on moving once their families become larger. he advised me to concentrate on two bedrooms and three bedrooms.just my 0.02 centsEven on SFR my min criteria is 3/2

I'm mostly concentrating on my foreclosure website and doing real estate consulting at the present time.In the past I've been a land surveyor, a fix & flip investor, an appraiser, a real estate agent and for the past 8 years was a mortgage broker until I retired in 2007.My real estate career spanned over 40 years so I've seen a lot of changes in the industry and have a lot of knowledge to share.
