Hey Griffin Fehrs I'm not a pro at direct mail like Jerry Puckett or Michael Quarles or Sharon Vornholt but from what I've heard all these folks say - is that it takes multiple mailings usually. 1/800 does seem pretty weak though.

I wouldn't tell the sellers that, its none of their business and yes, it makes your offer look weak in my opinion.

I worked construction during the summers growing up, so I am able to do much of the work myself with the exception of HVAC.After listening to many of the Podcasts it seems that networking is my biggest weakness and I have decided to start by joining this website and hopefully meet other investors, especially those currently dealing with the Atlanta area.I look forward to hearing and learning from you all!
