It felt good to erase that off my goals board above my desk especially since this borrowed money came from a credit card cash advance that was 4% upfront, but 0% interest for 12 months, and due to start charging some absurd amount of interest starting Jan 2014.

The West Side does not have the same amount of fortune 500 industry that the East side boasts, keep that in mind.Our pricing is all dictated by market, as most investors now use some financing, the appraisers set the price not the provider, to say that the appraiser comps are weighed by investors and not owner occupants, would be false, as appraisers are able to distinguish this in their assessment.

As @Michael Beauchemin pointed out, if you say you are buying in cash, but you aren't.. that kind of false advertising, b/c you aren't the one who has the cash.I also think for a seller, it's kind of predatory.. whereas a realtor works for the seller and tries to get them the best price for the seller, wholesalers are working for the buyers and want to get them the best price.

The reason for that is your average contract in Maryland is somewhere around 50 pages, and depending on what addendum you add can easily push 100 pages.The people who want to throw 20, 30, 50 offers out and see what sticks will typically in our area just become agents themselves due to the absurd lengths of our contract....and to top that off, that strategy is frowned upon in many areas in the DC metro area (Montgomery County, DC, PG, Fairfax County, Arlington County).
