Let me also caveat - the last time I quoted that number, a potential customer came to me with a plan set for a 3000sqft house with all brick siding, full basement, complicated and steep roof, and wanted the best of everything... trim, hardwoods, viking appliances, upgrade granite... you name it.He was absolutely indignant that my price was higher than $110/sqft.

It is very dated but we are ripping out all of the faux wall paneling, doing all new trim throughout, and completely gutting the kitchen, among other things.

We subbed out the trash/demo, subbed out the crazy electrical mess in the basement with my electrician, subbed the landscaping, subbed the flooring, and then had one of the GC's I use and trust finish everything else (paint, cabinets, base/trim, doors, hardware, bath stuff, plumbing, etc).If you are asking for their contact info, ill pass along my subs, but not this GC :)

Here's what we had to do to eliminate the smell:* wiped down walls, ceiling, ceiling fans & fixtures, all appliances, doors, trim, kitchen cabinets in and out. etc. with a product called tsp available at hardware stores.

I personally don't like "renter beige" so I went for a custom beige color that was warmer and richer, that I think contrasts better with the trim and ceiling to make the room feel bigger/more warm.

If you go the 1/4" drywall route 1.Number one question is if the existing trim work can stay in place or will need to be taken off to install the drywall 2. the electrical outlet boxes/faces will have to be moved out, the baseboards, moulding and door frames may need to be removed, trimmed and replaced to make it look good. 3.
