In my market (Greater Los Angeles area aka Inland Empire) there is a high demand for industrial product, and cap rates currently hover between 5.5% and 7%.

FHA is designed with modest credit modest income middle class Americans in mind, not folks building up a real estate empire. 

Real estate is not something you can learn and master at a 3 day bootcamp, and the education that you build your empire on has to be realistic, and accurate.

Can any of you awesome folks recommend a good roofer that services the Inland Empire in Calfornia?  

Maybe it's time to buy another one and grow your empire?!!!

@Andrew Johnson  YUP and I would have held my homes I owned in the bay area that were bought for under 200k each LOL one in palo alto alone would have today given me enough to retire on  LOL.. but you know how it is.I think for those in fly over country were appreciation does not really make many the accidental millionaire like CA or other high priced markets.. its all about doors... if you want to build wealth via real estate.. or its about value add be it flip  or stabilize rental assets... and its a job as well to scale then run your personal empire.

Hello all,My wife and I are working on finding the right fix and flip project in the Inland Empire in California. 

A house across the street was flipped 6-8 months ago and I saw it sold for roughly 160K so there is some room to make a little on the flip, but I do like the idea of building a rental empire too.

Thank you for your input and I know you're probably building a huge empire that will last for a life time and more.
