You can get short term cash flow in a lot of markets but if you're looking for long term income and equity, then you should be looking at markets with growing populations, growing jobs, good income and modern/diverse economies and industries.

Diversication might mean dilluded returns unless located accordingly.

Some of the major problems with Lehigh are well and septic, lack of infrastructure, lack of commercial projects, lack of their own building department and being unincorporated is slow permit times, lack of diverse employment pools, flood insurance and natural disasters.

That said Chicago is a very economically diverse area, with the right due diligence and number crunching I think there's good opportunity there and it still on my list of locations as an investment.
