I also had a challenging life growing up - at 5 years old I was given to a wonderful family to raise me, my mother always worked (as a dancer on the Block in Baltimore) and had no time for me.At 12 years old I would ride the streetcars in Baltimore (Greenmount Avenue to North Avenue) selling newspapers, worked on a golf course carrying heavy golf bags and as a delivery boy for a restaurant during breakfast and lunch delivering food and washing dishes in the afternoon.

This even extends to situations where you send a contractor to do one job, and the site mgr has them do additional work that doesn't show up on the invoice.Hire a small vendor to perform regular cleaning, and make sure your House Rules have something about how tenants are to handle their regular trash daily (bagged and tied, nothing left outside of the receptacle) as well as in common areas (clean up spills, use proper receptacle) ....and an appropriate fine system to change behavior.A camera system with remote access and at least two weeks of continuously saved recordings is by far the best, and only way, to keep MULTIPLE eyes on your property and see what really is taking place, and who is responsible, even after the fact.

I pet proofed the house (i.e taking off the blinds and keeping the windows bare, tile or water resistant floors) since it's multi- ... fees or fines for unleashed dogs and poop found, pet insurance requirements for any fights or problems from pets, poop bag and trash station, signs of leasing and picking up after your pet posted.If you have garden, pregnant tenants, or walking/crawling kids, you might want to consider no cats because even just the fumes from their urine is more toxic and harmful.

Jay, let's not let the cat out of the bag, we have newbies here who have been sucked in by the RE gurus wanting the best in life out of RE, you know, like wholesaling and lease options, that stuff, you start talking about real estate, getting into what grows on it and what comes out of it and how to transfer rights.......well, you'll just be messing up their little heads and confusing these kids. 75% don't have a clue, cause they want to chase the guru fast money.
