I think the difference is 4 years ago and 10 years ago there were no shortage of places for them to rent, whereas now in any semi-vacation destination LTR's only exist when the government legislates in ways that make them exist.

if you can't find onea semi local or located in that state is Lima Onelendingone in FLAlendinghome in SFrealty shares in SF@ian Walsh lends around there maybe not that far south.Do hardmoney.. however they charge 3k up front and 800 submission fee with no gurantee they will fund.. mixed reviews on these folks.Gorilla Capital in Eugene Or... they will do investor deals... and I know them personally they have a hybrid program.

I have invested in real estate but have been very gun shy since losing massive amounts of money after the 2008 crash in Las Vegas primarily and new construction deals at the NJ shore.I'm probably more of the buy and hold mentallyto look for cash flow  now that I'm semi-retired.
