In spite of the fact that a year earlier we were screaming because gas was $2.25.They'll charge $5 for awhile and then we will all be grateful when gas goes down to $4.I've lived though an earlier outrageous oil price hike and it nearly destroyed the economy of the US at that time.

Don't get me wrong, here in Denver the estimate on the current house is over $235,000 these days and I'm still living here and won't move (very grateful), but....On Thursday, I bought a 3 bedroom 2 bath 1540 sq ft home for $4,000 that will rent at $700 - $725 per month once it's rehabbed (about $5,000 more in expenses).If I knew then what I've learned and know now.....

It sounds to me like he should be trying to re-negotiate with the seller and grateful for an appraiser that is trying to save his bacon.  

But anyways, I'm very grateful BP family and all your advice helps me majorly with my confidence in possibly trying wholesaling again!
