Its no different than plastic laminate vs granite countertops.  

New flooring or carpet If doing all the work myself I could do this for about 8k, If these things are already done then foucus on new counter tops and kitchens, and new stuff n the bathrooms. 

I can't speak to every granite/stone countertop installer, the one I use won't install on knockdown cabinets.

There are many things you can do, new floor, new kitchen counter top, bathroom upgrade, or put wifi into the building.
