I don't think I have ever in my adult life used one.

This is in regards to adults with disabilities. 

I would not bother wasting any time screening unless you would have consider renting the unit to two adults with a dog long term from the beginning.You need to determine standards and business practices from the get go and stick to them. 

If it says all adults have to be on the lease, then go with that.

We charge $35 for a single app and $20 for each add'l adult.

What I would like to know from those who are currently involved with this method are the following:Pros/ConsExtra expensesCashflow difference between rooms or entire unitPotential headachesNavigating tenant disagreementsAnything else...This method fits within the house hacking guidelines and I'm working on a full document outlaying the differences between renting rooms and entire units to adults.

I know people have students pay in and do  a quarterly reconciliation but for adults not sure how it would go over. 

Sounds more like a spoiled child issue... not like an adult...

The reality is that I'm dealing with smart, capable adults who are capable of making rational decisions.
