Two things spring to mind.There seems to be an abundance of 'investors' out there right now, trying to live the dream of easy money, whether it's the tv shows about rehabbing and flipping for profit, seminars on flipping, gurus on wholesale, etc.

As i see this situation, we must not have the same investors buy all the land or houses in an area and that too all on cash payment.It's like Verizon purchase tmobile or At&T swallowing direct TV and not even burp!

It was last night.Here is the website for the above Association: www.palandlords.comI would recommend that you stay on the "North Hill area" or the upper East Side.A majority of the Tenants in New Castle are on some form of City, State or Goverment Assistance.They would rather purchase a Big Screen TV, then pay the rent.

If not see my math below.It just kind of reminds me of the flipping TV shows where they run the profit numbers at the end of the show and leave out all sorts of costs.Unless your all cash 8% of acquisition and rehab costs would be almost entirely eroded away by cost of capital to buy and rehab the inventory.
