I dont have many units but I am trying to simplify and automate my airbnb's and also list them in different plataforms.Does anybody have any good experience with Chanel Managers, it would be good to have some automate calendars, mesaging, distribution etc.I see there are many, some of them really expensive but it they guarianty having the places full with a simplified system I would jump into it.Does anybody has a good experience with any of these, or one I didnt include in the list?

Hi Kristin, it could be worth considering a shot at a rental property management software built for DIY landlords (1 - 15 units), and helps you to automate your own rental process (ie. compared to other tools, one that helps you to get it listed on 10+ major listing sites, allows you to schedule showings, provides you with thorough tenant screening options, online digital leases, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

I have automated much of the process now.

Which is:1) read this forum thoroughly2) Get on ALL the real booking sites: booking.dom, airbnb, FlipKey, vrbo.3) subscribe to a good pms like smoobu or ownerreservations.com to manage those4) use a dynamic pricer like pricelabs or beyond pricing. 3) can work that in also5) use the website feature in 3) to easily make your own website to capture direct bookings.6) do automation like smartlocks7) get good cleaners and handymanOriginally posted by @Mike G.

As long as we get the systems and processes in place, things will be a lot more automated and "less involved" down the road. 

I am getting nowhere with Quickbooks - they will not release our account all the way to me even though I'm not a master admin - since the bookkeeper did not release me from her wholesale billing account I cant "delete" her off of our QB access and QB says there is nothing I can do - seems to be crap since that is my information I paid for.Tsheets worked fine with me and she did release some of the other apps we used for automation to us but this one she is leaving half done in my mind to hold me hostage - I do not believe she did this on accident as she knows QB backwards and forwards - I have another business QB account and she released it to me fully and correctly.  

Currently rented below market value, no automation, all manual pen and paper checks or cash and the owner self manages.

Apartments.com is also where I have tenants fill out a background and credit check, set up automated rent payments, and upload renter's insurance.
