@Reid SealbyYou're only slightly off -- Denver's ranked the 5th most expensive city in the country.Not sure what you're looking for, but there are some mountain communities outside of Colorado Springs that are decent for Airbnb and short-term rentals -- Woodland Park, Divide, Florissant -- and aren't quite as expensive as your Denver area STR-friendly cities (Arvada, Wheat Ridge, etc.) 

Pearland, Missouri City, Richmond, Katy, Jersey Village, Cypress, Tomball, The Woodlands (from here originally), Humble, etc are all great areas.

Most mountain areas just outside of Denver (Evergreen, Conifer, etc.) and outside of Colorado Springs (Woodland Park, Divide, etc.) allow for vacation rentals in investment properties.

I've been looking into silver lake, echo park, woodland hills, and even places in the flats (Noho, Lake Balboa) that I could possible BRRRR.

If it is just woods you can pay a forester to write a woodlands management plan to manage and decide when to harvest. 

Woodland Park, Divide and Florissant have some pretty good returns. 

Like Woodland Park or Divide.

In Addition, if you look at the major metropolitan areas, you will see that The Woodlands and Sugar Land placed at number 5 as the fastest-growing cities.
