Short Term Rentals in Denver-Metro

I'm looking to buy an investment property in the Denver metro area that I can use as a short-term rental. I know there are a lot of restrictions in Denver and the surrounding cities with Airbnb's so I was hoping to connect with someone who is successfully investing in short-term rentals near Denver

@Tesho Akindele You are correct that the Airbnb laws in the actual city of Denver are not friendly to short-term rentals. It has to be in your primary residence. 

BUT ... there are still options for you. There are a few cities in the Denver metro area -- literally touching Denver -- that do allow for STRs in various ways. (You can read about Arvada's Airbnb law here and about Wheat Ridge's STR law here.) I have clients who've bought in both Denver cities for STRs and both are killing it. You can read one of my Airbnb clients' deal diary here to see how the numbers look. (That guy's self-managing and cash flowing more than $4,000/mo right now, which is nuts.)

There are important differences in each law, so read through those and -- at the risk of being totally self-serving here -- be sure to work with someone who understands what you can and can't do and how to maximize your returns.
