I believe it is a very good market to explore and hope you have good weather for your ski weekend.

Always have waterproof laminate and other pet-resistant type floors if you allow pets.

Our low cost living, weather and current interest rates make for a very interesting investment in the area or in Florida in general. 

Especially post covid with all the supply chain issues that followed.  4-6 months is a much more realistic timeline and if the builder is off any worth you might have to get in line.  4-6 months is assuming you have closed on the property, permits are in place, a contract is signed, and the weather allows me to start today.  

Just because you replace the old working unit with a new unit doesn't guarantee that you won't have break downs in the middle of hot/cold weather.

However, I recently moved back down because I cannot handle the cold weather. 

That's not what I am saying.Just because the support is strong, doesn't mean the resistance is far ahead.

Add to this migration trends to the South from the North, and you have an interesting brew that seems pretty recession resistant.
