Just because you replace the old working unit with a new unit doesn't guarantee that you won't have break downs in the middle of hot/cold weather.

However, I recently moved back down because I cannot handle the cold weather.

It is now being forecasted as one of the fastest growing markets in the U.S. and prices are still relatively low.

But, I’ll leave you with this... population and population forecasts and jobs and job forecasts are primary drivers of price appreciation in real estate.  

I'm weathering discouragement, learning from my mistakes and moving on to the next lesson. 

"Most" water damage claims can be fixed and closed within a few weeks or months, where a fire claim "may" take 6 months to 1 year to close out due to more extensive construction, delays in materials or labor, weather/seasonal delays, etc. 

This decision is too important to trust an online calculator; making a tax forecast is not rocket science on this but the gut punch because your basis is so low is understandable.    

Now that the weather is getting warmer, my occupancy has improved and I am FINALLY starting to generate decent revenue that can even help pay some of my business debt.
