HML rates (before covid) were a race to the bottom vis a vi points and interest rate..

In most areas, owner/operators of STR are not being paid a premium return on there investment vis a vi LTR, they’re being paid for their property management commitment.  

It's been awhile, but here's the last home like this I bought which needed a few less repairs, had better ADU potential and (barely) qualified for a 30 year mortgage - https://www.redfin.com/CA/La-V...I can share the after photos if there's any interest in this. 

It may be best to at least have someone on the ground in the VI to tend to the more immediate needs.

Significant capital reserves required.I do not want to discourage you but simply share some of the things I have learned about living/investing in the VI.
