Is he/she unwilling to spend anything on his properties because he/she is out of balance and won't respond to basic human safety concerns?

I save to the point of hoarding and am unwilling to part with those precious pennies.

But I am unwilling to spend so much time away from family that I actually miss my kids growing up.

The owner should be able to tell you the basics:1) How old is the roof2) Has plumbing/electric been updated3) Is the home registered as a historic with the city/county4) Known issues 5) Why is it boarded up/being sold......6) Whatever other questions you deem necessaryIf the owner is unable or unwilling to answer these questions I would be concerned. 

You can't be lazy/ignorant and succeed at this business long-term.Also, your wife is smart. from what I've seen directly, husbands take all the fun, interesting work for themselves, and then recruit their unwilling wives for all the boring grunt work.

Then, show how accepting your offer solves all the seller's problems.If she's still unwilling to let go of her inflated expectations, then let the market teach her.

There are certain terms where a lease can be terminated-not paying rent, unwilling to pay rent increase...etc.
