Offer Submission to Probate Court

Hello- looking for some feedback about submitting an offer on a house that is held in Probate. In particular, we have determined the ARV less the renovations we need to do. If our detailed list of reno items tallies about $25k, (we are offering $185k less credits of $25k for net buy of $160k) should we provide line item values $ (kitchen vs bath vs electrical) for Probate court submission? Or just leave the breakdown out of the offer? We will also be providing comps for sales within 1 mile of property in the last 90 days. Thank you for any feedback. Rose
