Fear appears to be growing- how are you overcoming these uneasy times that leave many others stagnate and not making much progress?

You aren't doing anyone any favors by keeping her rent below market- I would suggest you get your rents up to market asap and if you are uneasy about that, it's time to find yourself a great property manager. 

I also have been talking to my aunt who is an appraiser and she was saying it shouldn't be a problem to get it rezoned as a 2 unit if I'm uneasy about it.

A few people in the class were also uneasy So they decided to partner with you on a deal and take out the $40,000 from your cut or acquisition fee on your next deal or a couple of deals.

I think it's fair to say my gut feelings are a clear indication of my uneasiness with what was presented to me, and I should not move forward.  

That's also making me uneasy. 

One in particular though was asking questions that made me feel uneasy.

So it is then that whenever I find a company who does not disclose their fee structure openly on their website I get a very uneasy feeling, wouldn’t you feel the same if you were an owner of rental properties? 

That might be the option I'd look at, especially if you're feeling uneasy.

I just paid someone (he is on BP) a $20K finders fee (which was $5K over initially agreed amount, but we had some uneasiness and the seller was cautious (hire a lawyer to look after his interests) so the finder likely worked more than he was expecting and it was a great deal) for a nice (real nice) property at an outstanding price.
