I will be closing on a small office building next month which I will be repurposing.

I would also recommend doing your due diligence on the new lender, and make sure they are not just a salesy loan officer trying to win you over with term sheets that don't exist...

Great job making it look awesome, but you have two problems: First, you have a tiny market.

I purchased a larger Self-Storage/Office property in FL where the son's of the original owner wanted bright shiny new office building, not Dad's old junk. 

As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

Over a weekend during which my tenant was not home, the condo became flooded and water went through the flooring and flooded the office below.
