if you're W2 and full-time, hourly or salary, you should be able to go off your pay stubs for qualifying.

we can do it not rented but rate will be significantly higher. easier and more cost effective to rent it. unless the bridge money needs to be paid back asap or you need the funds back to buy more, then a cost analysis needs to be done. personally id get it rented at market rent or a touch below if time is a factor. 

I have a full time W2 that I'm passionate about, so I feel this process will allow me to time to make sound decisions as opposed to quick fix n flips.

I find that most of the time, paying points up front isn't worth it in the end.

A lot of times you don't know what the big box guys are going to refer to you. 

You can ask piliminary questions to see if an applicant is worth your time too if you don't want applicants always filling out an application before a tour. 

I think  it's Vegas doing poorly, which is just an indicator of the economy and times.

Just left my W-2 to go full time Real estate but I'll tell you what...it ain't passive!
