I even have a mixed use property I’d like to throw in if any lenders can get that creative, but that one’s not a deal breaker.I currently use several DSCR lenders for my BRRRR’s, but the 2 main issues I’m running into on this portfolio are: 1) unable to finance the rural properties, and 2) unable to finance the mixed use.Thanks!!!

Happy to throw you a bone if you need some advice. 

Seems risky to not cashflow and have to do maintenance for 10+ years is bad, on top it's a condo which can throw a wrench in things that you can't control.

There has been some hesitation for me to sell due to the fact the rental market here is averaging $2,500 in rent for my area and property, I make great money now and have funds to cover vacancy and repairs on the home, but I would like to be able to afford a nice rental for my fiance and I to live in while we save for our primary residence.Shoild I sell and take my profits (60-70k net) and throw into an investment closer to where I will be living or should I rent, cash flow and build equity in the property. 

.$60k is a great start but it's just not enough to be aggressive.Like you said, you can throw that at a downpayment on something.

Guess that was enough to throw me to the side like a pack of rotten meat.

Just another example of private equity throwing money at bad business model's in our space.  

Why would you throw another $800k into a market that you're bleeding money in?

I just can’t come to terms with throwing away money that I would never see again like with an apartment.
