., I hate to sound like a shrew, but for the benefit of anybody who's following this thread, I have to counter some of your points...I'd much rather expect a 70% return from an experienced sponsor than an 80% return from an inexperienced sponsor because we'll almost definitely experience a recession in the next five years.
