With no experience and little knowledge in real estate, is there a strategy I should consider just to get the ball rolling and collect knowledge?

To me these numbers are staggering and while I don't have a crystal ball, it's hard for me to imagine a scenario where taxes do not increase in the very near future to try and "right the ship."

I ran some numbers (ball parking of course) and I actually make more lucrative cash flow through a fund returning 8% than a note amortized at 11-12%.

There is some room for further negotiations, but now you have placed an anchor price and showed the criteria you need to get the deal done, so the ball is in the seller's court now. 

And if they did, it would cost you way too much.You are behind the eight ball, which is probably why you are here, but it's not adding up.

OK then so you don't get black balled on this site you need to let everyone know you are a Sub 2 trainer and you charge for it.. that's the proper way to use BP otherwise you need to do what others in the bizz do and pay for your advertising on BP..

I can't go to the industry I had success in and tell them look at what I did and do that, it's a completely different ball game.

Please make sure all the bulb temperatures throughout the house are the same so that it feels inviting and cohesive from room to room. 

I'm just ready to get the ball rolling and figure what better place to start than BP.
