@Will Johnston Yes its commercial over $5 million.I agree with your numbers,seems more reasonable...Or take my $10k if loan is approved..Got all the way down on my LOI & noticed this,i didnt see the non refundable part before in OM..This hurts

Here in Chicago, I normally see broker OM's having anywhere from a 5 to a 7 cap on there.

FIRST SUCCESSFULL FLIPAs I posted in this thread that we bought a house at auction.com for $90000.00 om March2nd  and spent $12205.00 on renovation and sold it for 139900.00 ,the listing price to the  first buyer .We had to go through some ups and downs during the flipping process but we made it finally with a profit of $23212.34.

@Steven Wade you might want to get yourself educated a little om multifamily.

While the "rule of thumb" is to estimate expenses to be 50% of gross potential income, I have not come across an OM that had expenses higher than 40%.

You're going to spend $1 mil om a Section 8 building?
