Sometimes tenants try this tactic when they get an eviction/rent court notice.

I think we would all need to get more specific before answering any tactical questions, but congrats on getting started and hope all works out for you! 

To me it seems like his arguments were all scare tactics and heuristics ("I'm almost 60 years old--I've been around to long enough to know these things don't work" or "talk to A, B, and C about this and see how it worked out for them").

There are a few tactics you can try out

Books are great and a lot of the same topics and tactics will come up again and again.

Modular is faster and cheaper and if you want to save more money, consider owner-builder tactics.

@Amanda RoseBased off your unclear questions and abrasive responses, I would recommend first changing your tactics about how to network and work with other people..
