Even if you were positively cash flowing on multiple other properties, it makes no sense to invest more money into the negatively cash flowing property unless the ADU would improve the cash flow to such a degree that the property would be stable and capable of sustaining itself.

I hope it works out for you but unfortunately I've never heard of that company & I'd imagine the reason why it's so much smaller than Holton-Wise is it's fee structure as it's currently laid out is not a sustainable Business structure.

Now, to answer your question, if you pay a mentor $30k to get started, a good one would teach you how to find deals, partner with others and create a powerful and sustainable business.

The max LTV is not quite as high as FHA, but there is no sustainability requirement for triplexes and quads (FHA triplex and quad must meet sustainability requirements).  

Increased investment and job creation in some sectors indicate economic progress, however, the long-term sustainability of these efforts remains uncertain. 

Sustained maintenance costs that are higher than anticipated increased occupancy and nightly rates.

It seems like the business model isn't really sustainable from what y'all are saying, but I'm gonna try it out anyways and see if I can get just one deal under my belt during the summer.

Do you know if there are statistics on losses sustained by owners that don't buy policies?
