The increase in interest rates follows a similar pattern as the one seen between 2004-07, however I believe that there is one major difference that makes today's market less likely to see a similar surge in delinquencies: a lower % of variable rate mortgages (Figure 2).

There were fears that Las Vegas housing prices would crash and foreclosure waves would return.In my 2023 Outlook, I stated:In the near term, interest rates will be the key factor.If interest rates rise significantly, buyers will be choked off, and prices will fall slightly.If interest rates remain relatively stable, I believe prices will remain relatively static.If interest rates fall even slightly, the demand for homes will surge, and prices and rents will rise.As it turns out, mortgage rates rose sharply from about 6.15% in Jan 2023 to 7.79% in Oct before coming down to 6.65% at the end of the year (source: Freddie Mac).

Cold Plunging does not give you a supernatural power to all of a sudden become a mogul....PLENTY of investors out there that crush it and I have never heard anyone of them say that they went from zero to hero because they got into cold water.

All methods CAN find motivated sellers, but NONE can target them.Let me explain.Imagine driving on a beautiful Sunday with your family down the countryside, when suddenly your youngest in the back seat yells: “I WANT ICE CREAM, I WANT ICE CREAM!”.

You won’t own yours long enough if it’s a flip to have continued service but the last thing you want is to sell it and then the new owners suddenly have a roach infestation and they trash your reputation all over social media harming your ability to sell your next projects for top dollar.

All of a sudden people think we were “lucky” but really it was just work ethic and buying smart.
