Hey Joseph, my understanding is that if you wanted to team up with an accredited investor though an LLC in order to invest, both members of the LLC would have to be accredited.

The further you go from Boston the inverse happens- stronger cap rates with better cash flow.

Most margin loans and SBLOC are Prime + or FFR +, and the ones Im familiar with are 8-13% right now.The only other thing I can think of is that if you're a HNW with a good relationship with your private banking team, maybe theyll give your a personal line based on your net worth and assets with them.  

I'm familiar with Jeff and the C2C team (i've heard great things) and work primarily with Fernandos team who I love.Right now - all of the padsplit loans I am working on for my clients are underwritten based off long term rental rates.

All important factors to consider- population growth or decline, job growth or decline, inventory rate and movement- is is a seller's market getting stronger or softer or a buyer's market getting stronger or softer?

My team personally has pivoted to more local affordable housing with local and county grants and incentives and we'll leave the more complex LIHTC deals to the big firms.  

To build momentum, I’d start small, assemble a reliable local team, and ensure the properties I invest in have strong fundamentals.

Typically by the time it reaches the MLS, it is listed at retail value, and you're not going to get a screaming deal, although there are those diamonds in the rough and my team frequently does "fixer" deals off the MLS.
