One other item to (politely) hit your neighbor over the head with is the fact that a tree's roots will continue to grow for months AFTER it is cut down.Suggest to your neighbor to have a sewer service use a cutter blade and clear out his line, and then use an acid wash on a regular basis to keep the roots from overgrowing his sewer.  

Tell your friend to pretend it's a knife (the tip is the blade) and to try to "kill" you.

No Blade required!

If you do have tile, you can quickly dig out grout with a carbide blade in an oscillating tool and do a secondary application of a premixed grout like FusionPro or SimpleGrout from Custom Building Products (Home Depot product).

Others may do it faster by walking straighter, but in the end it's all the same finish line on that path.

I sharpened the broad moulding blade with my angle grinder to help slip it under the metal bracket.

I did an entire 1,000 sq foot condo in only 2 days with just me and a utility knive (and a lot of blades).

(they hate them in most nice single family neighborhoods)  If a blade of grass is 1/8" over, I get a letter. if the garbage cans are not taken off the curb promptly, I get a letter.
