Your post, @Steven Westlake, reminds me of others here asking about car washes and self-storage facilities. 

I keep a portable AC (or 2) in storage at my places and whip them out during emergencies for guests. 

I've been "analyzing" some properties on Zillow for practice and to see if this would even be feasible for me to accomplish, I haven't found any properties under 4 beds that would cash flow, however there are properties that have more rooms within my pre-approval price range that look a lot better on paper.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

@Marc Shin - This is a good question.To both @Evan Polaski and @Gino Barbaro's points, it ultimately comes down to numbers and feasibility. 

We do Self Storage and use Self Storage specific Insurance and thus have not used him.Order of protection:1.
